Geyser Maintenance Checklist: Avoid Breakdowns and Bursts
The monthly checks, professional service tasks, and anode rod care that keep a geyser out of trouble.
Most burst geysers don't fail out of nowhere. They fail after a few years of skipped basics: a pressure valve nobody tested, an anode rod nobody replaced, sediment nobody flushed out.

The 5-minute check any homeowner can do each month
No tools, no cover plates, just five minutes with your eyes and ears once a month:
- Damp patches or staining on the ceiling or wall around the geyser, especially with a roof-mounted installation
- Pooling water or rust marks on the fittings beneath the tank
- The overflow pipe outside: this is where the pressure control valve vents, so an occasional drip is normal. Constant dripping means the valve's failed; more on that below
- Banging, popping, or knocking sounds from the tank: worth a mention at your next service even if nothing else on this list looks wrong
Five minutes a month, done consistently, is enough to catch most of this early.
What a professional service actually covers, and why it matters more than it looks
A routine service covers three essential tasks documented in Kwikot's own maintenance guidance: testing the pressure control valve, flushing sediment from the tank, and replacing the anode rod on schedule. The pressure valve and sediment flush are covered here. The anode rod gets its own section below, since it's the part almost everyone forgets.
The pressure control valve. A healthy valve drips occasionally under normal operation. Constant dripping means the valve has failed. No dripping at all can mean it's blocked instead.
A plumber flushes debris through the expansion valve first. If the dripping pattern doesn't correct itself, the valve gets replaced.
The sediment flush. Minerals settle at the bottom of the tank over time, faster in hard-water areas. The fix is mechanical: power off, close the stopcock, attach a hose to the tank's draincock, and flush until the water runs clear.
A peer-reviewed Water SA study puts a number on why this matters. Scale buildup on standard 1.5kW and 3kW geyser elements was measured increasing power consumption by roughly 4 to 12%.
Prior research cited in the same paper found a single millimetre of scale alone pushing consumption up by more than 15%. That same study also found scale buildup alters thermostat behaviour and heating-cycle performance.
The anode rod: the part almost everyone forgets
Every source we found on this points to the same component: the sacrificial anode rod is the single most overlooked maintenance item on a geyser, and one of the most important.
The anode's entire job is to corrode instead of your tank. It's a sacrificial rod, doing exactly what its name says. Once it's used up, the tank itself becomes the next thing corroding.
Manufacturer guidance from Kwikot recommends replacement every 3 to 4 years. Other industry sources put the range slightly wider, closer to 2 to 5 years, with hard or corrosive water shortening it toward the low end.
Exact numbers vary source to source. Harder water shortens the interval, consistently, across every source we checked.
Anode replacement is a licensed plumber's job, using a Kwikot-approved part to keep the tank's warranty intact if that's the geyser you have.
How often is "often enough"?
Put together, the realistic servicing picture looks like this: a full professional service at least every three years, a sediment flush on a separate 2 to 3 year rhythm tightening to annual in hard-water conditions, and an anode check every 3 to 4 years, sooner if the water's hard.
Independent sources differ on the exact anode figure: some quote as short as 2 years in harsh water, others as long as 5 in mild conditions.
Water hardness is the variable that moves the number, more consistently than the geyser's age or brand, across every source we checked.
SANS 10254 sets the baseline your installation should already meet, independent of the service schedule: a temperature and pressure relief valve, an expansion control valve, an isolating valve, a vacuum breaker, a pressure control valve, and correct mounting with a drip tray. A professional service is also a good moment to confirm all of that is still in place and working, not just originally installed.
